Rezidence Kollárova 14

The plan to reconstruct and convert the Kollárova apartment building is one of the first projects
in the Prague district of Karlín to reconstruct a residential property and convert large industrial courtyards and halls into residential premises. The project draws on the special atmosphere of Karlín Square, adorned by the monumental Church of SS Cyril and Methodius and a park-lined plane-tree avenue, the largest of its kind in Prague.

The project combines a high-quality reconstruction of a typical mid-19th century gallery style apartment building with a modern architectural approach to contemporary living requirements, forming a unique communal interior space in the courtyard with extended terraces and apartments that guarantee residents maximum privacy.

The reconstruction of the original tenement building respects the typical architectural features
of the mid-19th century – the half-open stone staircase, the cast-iron moulded handrails of the galleries and the system of supporting arches have been preserved throughout the building.
By separating vehicle access to the courtyard garage from the new entrance for residents,
a luxurious public space is created, which highlights the building’s original supporting structure.
The apartments exploit the facades facing east and west to ensure the ideal spatial layout of the existing residential units. The new split-level apartment in the loft offers the residents a unique view onto historical Karlín Square to the west and onto the modern courtyard conversion with connecting interior park to the east.

The modern architecture of the inner block respects the dimensions of the surrounding structures, and blends in sensitively with the original building. These structures are effortlessly connected by
a light glass lift, linking the original building to the new section. Part of the courtyard on the ground floor is set aside for parking. These parking spaces are covered by a horizontal platform, which combines as a grassy terrace for the apartments on the first floor. The structure of the new section allows for several alternatives, where individual apartments can be merged into larger units. All apartments have a private terrace or balcony facing south, and a view onto the new park in the inner block. The apartments on the top floor have large rooftop terraces, which can be accessed via the maisonette area. On the southeastern part of the land there is a three-storey solitary building accessible from the entrance to the terrace above the garage. The eastern façade, with a garden, is directly adjacent to the park in the inner block.

The technological amenities in the existing building as well as in the new section comply with
current qualitative and utility standards. The interior surfaces and facilities have been completed with high-quality materials selected by the architect to emphasize the individual architectural details in the communal areas and the uniqueness of the interior of each apartment.
